Dusty, but no water damage or mold. The builder of this house did not seal, prime or paint the wood inside the house. The wood is not yet brittle, definitely needs some type of sealant or paint.

Miniwax makes a pre-treating product that conditions wood for use before staining. It might help to put needed nutrients back into the dry wood. No doubt there are many other products out there that might do as well or better in that dept.
